The water in Vancouver has a low PH balance, a condition known as “soft water”. To raise the PH, the local treatment plants add lime to the water. Lime and sediment can also build up inside the tank, over time – even with the best water maintenance programs.
One way to deal with this problem is to flush the water heater tank once a year. First, shut off the electricity or gas that heats the tank. Next, check the pressure valve – another thing that can go wrong with your hot water heater. It should give off a little puff of steam when opened. If it does not respond properly, it needs replaced. After checking the pressure valve, shut off the cold water intake. Connect a garden hose to the emergency drain tap. Next, open all the hot water faucets in the house, as well as the emergency drain to let every bit of the water out of the tank.
Once the tank is completely drained, close the pressure valve, remove the hose and close the emergency drain, turn off all the hot water taps, and refill the tank. It is a simple process, but it can be a time consuming one.
